1. Access​

Pedestrian access will be via electronically activated steel gates.  The access panel will also provide a key pad activating audible connections to all apartments.  This will be duplicated at the main entrance door.


All parking spaces will be finished in tarmacadam and denoted by white lining.


Please note that this may vary throughout the construction period.

2. Common Areas​

All Common areas will treated as follows:

Existing brick and steelwork will be professionally cleaned, returning the walls to their original beauty and then sealed, all windows will be re-glazed and decorated.

The stair handrail will be refurnished and polished.  The balustrade will be sandblasted and painted; the stairs and landings will be finished in a superior vinyl flooring product, such as Karndean OSA.

External common areas will be surfaced in either tarmacadam to drive-way surfaces and block paving to denote all pedestrian walkways.

Lighting will be provided to all common areas at sufficient lamination as specified by the building property insurers, all internal lighting will be activated by motion sensors and automatically reset on a time switch system.

3. Roof​

The roof areas will be finished in a slate reconstituted roofing tile to both the existing roof and the new proposed pitched roof, all flat roofs will be finished in a single ply vinyl roofing system.

The valleys and gutters will be resurfaced in a proprietary glass fibre product, all of which will comply with the requirements of the building warranty provider.

4. Internal Apartment Specification​

All floors will be re-laid to provide a one hour fire protection and to comply with acoustic standards as described by part E of the building regulations and Premier Guarantee.

The floor finish will be left in a proprietary chipboard tongue and groove flooring system.

The existing brickwork to the walls will, where possible be exposed and sealed.  All none brickwork walls together with all internally insulated walls will be finished with a plasterboard system with taped joints.

Ceilings will be finished in a plasterboard system to provide fire protection and finished so as to comply with building regulations and Premier Guarantee requirements.

All exposed steelwork will be cleaned and treated with an intumescent paint, colour white.

All drainage will be provided externally, a 100mm S&VP will be provided to nominated connection points within each apartment.

​5. Electric supply​

All power will be provided to the apartments via a meter located in the lobby area, then cabled to a distribution board within the apartments. which will be located by the apartment entrance door. All installations will be required to provide the building management team with the requisite certification of compliance with the appropriate national legislation.

6. Gas supply​

Gas will be provided to each apartment; the pipe work will be run externally and terminated at a meter located internally from the supply. All installations will be required to provide the building management team with the requisite certification of compliance with the appropriate national legislation.

 

7. Windows​

All existing windows will be sandblasted and re-glazed, a proprietary secondary glazing system will be installed to all habitable spaces.  All new window frames will be provided with double glazing.  The existing building replacement windows will be provided to match the existing fenestration.  All external new window frames in new external walls will be provided in a pre-finished timber double glazed system.

8. External Specification​

All existing street elevations will be cleaned and left as original.  All secondary elevations will be provided with an external insulation system and finished in a through coloured render.

9. Guarantees​

All construction works will be insured, approved, supervised and guaranteed for a period of 10 years by:-
Premier Guarantee Ltd, Membership number
